As a business or building owner, you may often wonder how much useful life remains in your commercial HVAC system. A manufacturer or HVAC contractor will tell you that the life expectancy of a commercial system can range anywhere from five to 20 years.  If you don’t understand HVAC life expectancies, these numbers can be confusing. When commercial HVAC manufacturers state “with proper maintenance”, they mean scheduled preventative maintenance. Inadequate Maintenance

Improper HVAC maintenance is also called run-to-failure maintenance, which refers to maintenance that’s only performed after the HVAC system has already failed. This can shorten the life expectancy of the system and compel you to seek the help of air conditioning repair experts.

20 Years With Proper Maintenance

Companies often claim that their HVAC system will last 15 to 20 years with regular maintenance. Deferring repairs or performing little to no maintenance, however, can shorten the lifespan of the unit by at least five years. Some commercial cooling equipment can last around 20 years, including commercial water-to-air heat pumps, air-cooled condensers and evaporative condensers. Also among these are dampers, cooling towers, fan coil units and packaged chillers.

A 15-Year Average

According to ASHRAE, you can expect most heating and cooling equipment to last around 15 years. Still, maintenance is essential for the HVAC system to reach this median lifespan. A ductless system or a single- or multi-zone commercial rooftop unit can last 15 years.
